A theoretical framework was developed to define the constructs of organizational workplace dynamics (the dynamics of organizational facility needs), building infrastructure flexibility (the ability of building infrastructure to respond to changing facility needs), and environmental and technical quality in offices; as well as to assess the individual effects of, and the effects of 'fit' between, workplace dynamics and infrastructure flexibility on the environmental and technical quality in offices. The theoretical framework leads to the following general hypotheses: (H1) Organizations with higher degrees of workplace dynamics are more likely to experience lower environmental and technical quality in their office spaces. (H2) Building systems with lower degrees of flexibility are more likely to provide lower environmental and technical quality of office spaces. (H3) Building systems with lower degrees of flexibility are more likely to provide lower environmental and technical quality of offices to organizations with higher degrees of workplace dynamics than those with lower degree of dynamics; Building systems with higher degrees of flexibility are more likely to maintain higher environmental and technical quality for organizations with various degrees of workplace dynamics.

Five data collection methods--records review, occupancy survey, interviews, field diagnostic measurements, and mapping of infrastructure and interior layouts--were employed to collect data related to workplace dynamics, infrastructure flexibility, and environmental and technical quality from ten subject floors in three Pittsburgh and four other North American office buildings. Multiple and logistic regression analyses were performed on the collected data to test above hypotheses.

Realizing the lack of knowledge in the relationships between organizations and their office facilities, this thesis intends to achieve the following objectives: (1) To understand the existing status of workplace dynamics in modern organizations. (2) To understand the existing status of infrastructure flexibility in existing office buildings. (3) To assess the individual and joint effects of workplace dynamics and infrastructure flexibility on the environmental and technical quality in offices.
