高齡化的衝擊是全球都將面對的課題,老人的居住安排與物業服務需求伴隨著人口高齡化現象及社會結構的快速轉變亦逐漸浮現。戰後嬰兒潮世代邁入老年,其思想為獨立、經濟能力佳、對生活講究,是未來老人住宅市場發展的一大趨勢。因而,本研究籍由目前老人住宅個案探討並進行訪談,以了解物業服務供需狀況與之間落差情形。在訪探探討中得知,入住的高齡者相當重視生活中基本服務提供與物業服務,希望入住的環境能夠提供休閒娛樂、清潔打掃、餐飲服務、咨詢提供並兼具環境優美適居、購物方便…等綜合性的物業服務供給。故老人住宅之經營管理與專業物業服務,如能加強物業服務項目多元性與專業性,立即性處理、準備完善的照護、態度親切有禮,必定能使入住者感到信賴、安心。目前既有老人住宅經營方針只是維持各項規模、設施、設備及服務。由於既有老人住宅大多已成立十餘年,未來思考的策略應走向既有老人住宅更新並增加物業之軟硬體設施及服務項目,以因應既有住戶日漸老化,隨即將產生的新養護照顧問題。在老人住宅更新結合物業管理方面,以基地內的重點式加強與基地內外的全方面改善來區分,可將都市更新分為兩類:「老人住宅更新整建維護型」、「老人住宅更新重建型」結合物業管理發展老人住宅,以建構更完善的老人居住環境與服務。 The tendency aging of population are unable to avoid in the world. In addition to the postwar baby boom generation to enter into the old age, their thought is independently, the economic capacity is good, the attention to high quality of life. The development of future senior housing will have bright prospects, the development of senior housing market property management will be a major tendency. The research the thorough interview result the needs of the elderly and development of senior housing property management supply and demand.This research is after deepen interview with the elderly expert the practice and got the conclusion. The elderly wish to live in able to provide casual entertainment, cleaning, catering services, advisory, convenient, beautiful environment ... and so on to a comprehensive supply of property management services. The elderly housing property management services to enhance the diversity of property services and professional property services, department of management that is established, well-prepared to care for well-attitudes have enable the elderly are trustworthy.Elderly property management is the next rising industry, yet how to fully explore its underlying market potential needs more in-depth work. This study focuses on understanding the residential and living needs of elderly through senior housing upgrade projects, assessing the benefits of urban renewal integrate property management bestowed on senior housing developments and discussing possible business opportunities on senior home care services. By integration of renovation and maintenance model of urban renewal with property management, and integration of reconstructive model of urban renewal with property management to build better living environment and services the elderly.
