本論文研究為從物業管理保潔觀點探討公寓大廈窗戶建築設計課題,目前的公寓大廈(Condominium)已成為很多人選擇居住的場所,許多公寓大廈的高度已超越過12層樓以上,隨之也就產生了窗戶清潔問題,如何能讓擦窗工作更方便、安全,已是建築設計規畫時需考慮的重要因素之一,隨著人們對生活品質要求的不斷提高,窗戶必需能夠清潔方便而且又能兼顧人性化需求。當建築物完工後,時有發現開窗設計不盡符合居住者的擦窗行為及習慣,以致保潔工作不易,無法滿足使用者的清潔方便、安全等之需求,因此建築設計者在建築規劃設計初期,就有必要考慮到擦窗保潔工作問題。本研究除以相關的物業管理保潔文獻、專家訪談、用後評估問卷等,來探討公寓大廈的窗戶建築設計理念,並另以案例討論方式來做實務研討窗戶清潔與設計的問題,本研究是以高於12層以上的公寓大廈為主,收集目前公寓大廈常見的窗戶設計類型,探討窗戶類型與窗戶清潔的關係,然後調查公寓大廈居住使用者,了解其對所居住的建物之窗型設計的認知,並統計分析居住者日常在擦窗時遭遇的困難,以作為探討公寓大廈窗型與清潔行為的關係之依據,希望藉由探討現有公寓大廈窗型案例及調查居住者的擦窗行為、習慣與使用方法,以便能了解窗戶設計與窗戶清潔行為之間的關係,進一步找出清潔方便、安全而又省力之設計窗型要領。最後,將資料收集所獲得的數據分析和結論,整理成「物業管理保潔之CHECK-LIST」,提供給公寓大廈窗戶建築設計之參考與運用。 This research was to study the topic of window design for the condominium from the viewpoint of the property management cleaning. At present, many people choose to live in the condominium. Many condominiums are over 12 stories high, so caused many cleaning problems. How to clean windows more conveniently and safely will be an important consideration factor for the architectural plan design. With the people's quality of living space for a growing request, the windows should be able to clean easily and meet the needs of humanity. After buildings finishing, the occupant often found that window design is unable to meet the habit of cleaning window, so the cleaning work is hard. These kinds of design usually cannot satisfy the user's need. Therefore, in early design phases, designers should consider the job of cleaning window. On this study, it was by related documents and expert interviews to discuss the design idea of window, also by case study to discuss the problem of the windows cleaning. We focused on the building which is more than 12-story high, collected the current design type of the window, and investigated the occupant to understand the cognition on the window design, and discussed the difficulties as well during the occupant usually cleaned window to be as a basis for analyzing the relationship between the window type of building and the behavior of window cleaning. Hope that through discussing the case of existing window, and investigating the occupant to find the behavior of window cleaning to understand the relationship between the window design and behavior of window cleaning, and found key points of cleaning convenient and safety for window design. Finally, analyzed this data and wrote this report. Then made up「Property Management Cleaning Check-List」 and provided this study as a reference to them planning to design the windows of condominium.
