法拍屋在台灣一直是房地產市場中熱門的一項投資商品,而法拍屋的拍賣底價更是受到許多重要因素的影響。本研究主要探討台南市法院拍賣市場中,影響住宅大樓拍賣底價之因子。以民國100年至103年09月30日間台南市法拍市場之住宅大樓法拍資料,透過特徵價格理論與分量迴歸的運用,分析在不同價位的住宅大樓,其各特徵屬性對於該法拍住宅大樓價格的邊際影響力是否具有顯著差異。實證結果發現,解釋變數確實在不同分量下對於價格的邊際影響力會因住宅價位不同而有所差異。在本研究中區位變數、車位變數、建坪變數與樓層變數皆呈顯著影響。而透過不同分位數的估計結果闡述對拍賣底價整體分配型態與兩尾端之影響因子,且說明價格不對稱情形,使分量迴歸整體估計結果更為精確,可提供台南市地區投資者對法拍市場之住宅大樓採取有效投標價格評估模式,也可供不動產估價師作為法拍大樓估價報告書製作之估價調整參考。 Foreclosures in Taiwan has been a hot real estate market as an investment commodity , while foreclosure auction reserve price is affected by many important factors. This study focuses on the extension of the hedonic price theory and appraisal, and applies the quantile regression to measure the effect of various housing characteristics on reserve prices. Empirical research primarily aims on identifying house characteristics that most influence reserve price, and analyzing the differences of the marginal contribution in each individual characteristic under different reserve price levels.The quantile results provide some valuable insights to the different relationships that the explanatory variables own with reserve price. A sample of 409 court auction on residential building in Tainan City from 2011 to 2014 September 30 is used in the quantile regression. In particular, the regression coefficients of some variables behave differently across different quantiles, or house price levels. The empirical results show that the marginal contribution of the attributes of district, Parking, floor area, and floor have significant effects on different price levels, but the attributes of delivery haven't. The quantile regression estimates more accurately than ordinary least square regression on entire and two-tailed distribution, and illustrates the distribution of the asymmetric price. So that the overall estimate of the component regression results are more accurate , can provide investors foreclosure Tainan area of residential building market bid prices take effective assessment model , but also for real estate appraisers to adjust the reference as of the valuation report of foreclosure building production.
