    摘要註: 老屋再生正於台灣蓬勃發展,為了延續老屋的價值與意義,經過多方的努力後,現在可於台灣看到各個時期各個型式的建築,老屋的再生除了保留台灣各種建築樣式外,也可讓建築延續其生命,創造新的文化價值並永續利用。台灣的舊建築大多為私人財產,並往往為家族所有而非個人,其複雜的產權使得整修不易,以至於年久失修的建築多數傾頹荒廢,而過多荒廢的建築也易造成治安的死角,因此近年來民間團體與政府均積極關心此議題,希冀透過公私立部門之整頓,減少閒置與荒廢的舊建築,以達到老屋再生之目的。本研究將以高雄哈瑪星地區為據點,進行老屋再生之實證研究,針對民間老屋尋找其再生方式,以空間改造及經營策略兩大主軸進行探討,讓老屋脫離單向的再利用,達到真實的活化與再生。依據本研究之結論,提出下列之具體建議:1.針對值得保存之歷史街區的整體規劃與建置適合老屋再利用之規範。2.整合各個關心老屋的團體及政府相關單位之資源。3.設立老屋再生之團體或基金會等輔導團隊並培訓專業人才。 Revitalization of old buildings is flourishing in Taiwan in recent years. For continuing the value and meaning of old buildings and through much effort, you can see the various types of each period building in Taiwan. In addition to retaining a variety of architectural styles in Taiwan, revitalization of old buildings also continue the construction's life and created new cultural values and sustainable use. Taiwan's old buildings are mostly private property and owned by individuals but family. Sophisticated property right make the old buildings are difficult to renovate. Most dilapidated buildings have been abandoned and easily lead to the security problem. In recent years, civil society and the government continued interest in this topic. Hope through the consolidation of the public and private sectors, reducing idle and abandoned old buildings to make the goal of revitalization of old buildings. In this study, the research base will be in the Kaohsiung Hamasen Area to conduct empirical revitalization of old buildings and to find a way for revitalizing the old folk house. In order to let old buildings from a simple reuse model turns to achieve real activation and regeneration, the space reforming and the management strategy are discussed as the two main topics of this study. Following specific recommendations are obtained in the conclusion of this study: 1. To have a comprehensive plan for the worthy preserving historic district and to establish the specifications for the reuse of old buildings. 2. To integrate all resources from the groups who concerned about the old buildings and all related governmental sectors.3. To establishment the groups or foundations of revitalization of old buildings and the professional training.
