    摘要註: 本研究依據高雄捷運車站每月旅運量以及周邊使用之現況調查,找出低度發展的捷運場站周邊土地利用情形,提出導入供給面政策的振興策略,並提出由大眾運輸導向發展(TOD)與土地混合使用發展的土地使用項目,希望能夠於低度利用發展的區塊作彙整,希望能藉由供給面的政策上,能夠找出誘導帶動交通捷運場站發展的活動項目,以帶動捷運場站周邊土地使用、商業活動、空間結構利用等之使用效益。本研究將應用大眾運輸導向發展(TOD)、土地混合使用發展、複合使用、空間結構與活動系統等四個理論,以找出土地使用分區管制鬆綁策略,建議導入活動時間的先後順序,歸納之導入活動項目之最佳效益,以提升高雄捷運運量,帶動低度運量車站與周邊地區發展。 This research is an investigation based on the monthly traffic flow in Kaohsiung MRT station and the current land development situation in the surrounding area. This research aims to find out the utilization situation of the underdeveloped lands around the MRT station case in order to introduce a stimulus strategy form supply-side analysis. This research also brings out land development items based on Transit Oriented Development (TOD) and mixed land development methods in order to integrate the underdeveloped blocks and to provide supply-side policies, which will enable the land development near the MRT station area, which will in turn foster commercial activities and utilize the effectiveness of the spatial structure in the neighborhood.This study research mainly applies three theories, which including Transit-Oriented Development (TOD), Spatial Structure, and Activity System. This research aims to identify the strategy of deregulating control over land zoning and to sort out priority of activity introduction in a hope to generate the best effects by enhancing the traffic flow in Kaohsiung MRT station, which will drive the development of surrounding areas.
