自2008年金融海嘯景氣復甦後,由政府舉辦的開發區土地標讓售成為建商競標喜愛而開出每坪突破600萬高價之現象,原因是都市內可供建築用地供需失調,建商為追求素地開發,因此對政府釋出的這些土地產生競標的興趣。建商除了考量到有大面積可供建築用地外,還會考量什麼因素呢?從整個開發流程來看,土地開發階段有重大建設進駐,其產生的外部性也是開發商對產品定價的考量因素之一,如此說來,開發商進行定價時,周邊環境應該對其有相當關係。 是以本研究基於推案定價理應受景氣循環影響下,瞭解開發商推案定價的影響因素,以及推案定價與周邊設施環境的關係,最後藉由建立一推導架構以獲知在這些影響因素中何者才是推案定價的重要因素,及這些重要因素對定價的影響力。 經研究實證結果可知,建物類型、地價、人口密度、捷運站距離、鄰避設施與迎毗設施為開發商推案定價的影響因子;並由研究選定的設施種類當中,以捷運站、學校、公園、圖書館、喪葬類設施、變電所、廢棄物處理設施等項,為會影響開發商對推案定價的周邊設施環境。接著,透過交叉分析選出有顯著關係的變數,對於開發商定價決定最具有影響的因素為建物類型、捷運站、公園;並由Logit對數線性分析觀察變數的影響力,其作用力依序為建物類型、公園、捷運站。最後的結果說明了開發商進行定價時,不但受景氣好壞之影響,並且考量公園和捷運站這二項變數,即表示開發商在推案定價時是會考慮環境品質空間層面的。 Since recovering from 2008's global financial crisis, government developing land auction becomes instructions’ favorite. The reasons are imbalance of supply, demand for building land recently, and land auction released from government attracts instructions' attention. Besides, instructions not only consider mass area for building lands, but also take through the final published price affected by externalities of major developments during the developing process. Thus, there should be some relationships between the investment price of developers and the surrounding environment. Therefore, this research is based on the business cycles which are influenced by the investment price. Firstly, we have to understand the influencing factors when instructions make the price. Secondly, we should consider the relationship between the investment price and the surrounding environment of facilities while making the price. Finally, this study tried to define the important factors of investment pricing by making a model, the influencing level of these factors is also discussed. Research analysis shows that building types, land price, population density, distance from MRT station, NIMBY and YIMBY are the influential factors. Among those factors are distance from MRT station, schools, parks, libraries, funeral facilities, substations and waster treatment facilities which we consider to affect the surrounding environment. Besides, the analyzed results concluded that building types, distance from MRT station and parks which are the most influential in reaching a decision of making price by Chi-square test. Finally, by Logit Loglinear Model, the order of influencing level is building types, parks and MRT stations. The result shows that investment price of developers not only consider the business cycles, but also consider the spatial dimensions of environmental quality with distance from MRT station and parks.
