政府為施行都市計畫各項政策,對於所需土地取得相當重要。近年來,政府不斷釋出重劃地給民間標售,也提供建築開發商取得可建築用地以利進行開發。開發商之營運生命周期起始於土地的取得,土地成本在開發商營運成本上佔有相當大之比例,而土地具有不可移動性與其獨特性,因此往往土地取得時已決定推案營運績效。國內目前對於開發商研究多半於探討開發商對整體不動產產品規劃考量因素,鮮少著墨於土地競標上,因而啟發本研究動機,認為開發商對土地標售考量因素值得探求的。 本研究利用交易成本理論為基礎並納入行為要因、競標心理策略結合都市空間結構因子來探究開發商本身投資行為在公有土地的競標上所考量之因素為何,並以高雄市地政局近年來開發區之土地標案來實證研究分析結果,進而釐清開發商競標土地出價考量因素的相關程度。 研究發現開發商對於競標土地之競標價格主要受到市場與景氣因素影響,開發商會因自身對這些指標之解讀,根據自身之經驗來增加開發利潤或趨避風險。 The importance of getting the needed land cannot be ignored since the government needs to implement the urban planning. In recent years, the government releases rezoning land for private organizations to bid on one hand, and, on the other hand, provides building land for developers to benefit them carrying on the developments. The operating cycle of developers begins from land acquisition. For a developer, land costs account for a large proportion of the operating cost. Ever since each land has the features of non-movbility and its own uniqueness, the purchase of a land decides the operating performance. In our country, researches toward developers focus a lot on the considerations of the real estate plan that developers have. But they seldom pay attention to the land bidding part. Therefore, Cause motivation in this study, it’s worthy to have further study on the consideration factors of land bidding that the developers might have. Base on the transaction cost theory, this research puts the factors of behavior, urban space structure factor and psychological bidding strategies together to discuss the considerations that developers might have when investing on public land bidding. Also, it confirms the outcome of the analysis which this research does according to the land bidding cases that The Lands Department of Kaohsiung City has in recent years. Finally, it shows the correlations between the price and the considerations that developers will have when doing land bidding. Study found that of land developers bid for the auction market and economic factors, mainly by the impact of developers due to their own interpretation of these indicators, according to its own development experience to increase profits or risk-averse.
