本研究觀察2007年到2010年之間台北市不動產的實際交易資訊,與同一時期建設公司的股價、報酬率資訊與土地購買事件,並且研究建設公司購買土地的影響是否對股票市場和不動產市場存在關聯性。本研究綜合事件研究法、房價特徵模型與student t檢定,觀察到土地購買宣告效果普遍存在於股票市場,且發掘出僅於2009年間土地購買宣告效果,反而對不動產市場有著負面影響。 This paper discusses two subjects from 2007 to 2010, one is the information of real-estate transaction in Taipei, and the other is the trading information of Construction Company in Taiwan Stock Exchange. We detect announcement effects by Construction Company impacted stock market and real-estate market to find out the relationship between stock market and real-estate market. In addition, we combine three research methods that are included with Event Study, Hedonic Price Model and Student's t-tests to establish the connections between stock market and real-estate market. We discover announcement effects in the stock market from 2007 to 2010, and find out anti-announcement effects in real-estate market at 2009.
