根據 International Financial Statistics (IFS)統計指出,越南每年GDP維持6%平均成長率,成為東協國家中經濟成長率最穩定、最具開發潛力的國家。加上中國勞動成本不斷提高,造成廠商逐漸轉移至越南,近年來因開放過多的工業區,導致進駐的廠商數量跟不上工業區擴展的速度,為促進土地之利用,建構優良的投資環境,吸引產業投資工業區的競爭也趨進白熱化,對於如何提高工業區內優勢,變成一項重要的課題。 本研究擬以個案研究的方式,從基本的面積、地理、基礎設施、各項費用收取、單位土地銷售價格及增值空間來分析、比較鄰近2個已開發完成之工業區。此外,並提出越南D工業區如何提升廠商進駐率、服務廠商進駐、廠商進駐後之服務品質及相處模式等之營運作為,最後,對越南D工業區進行SWOT之策略分析。透過本研究對越南D工業區所提出之營運作為及SWOT之策略分析。越南D個案工業區已成功地售出1,028,300平方米的面積給40家廠商,進駐率已超過62%,且創造出每平方米62USD,漲幅177%的天價之地價。相信本研究所提的營運作為,將可供日後擬於越南開發工業區的參考案例。 International Financial Statistics showed that Vietnam has maintained 6% average growth rate of GDP, having the great developing potential and economicstabilization among AFTA (ASEAN Free Trade Area).Additionally, labor cost in China increased constantly, leading to the result that companies have gradually moved to Vietnam. Because of a great deal of industrial parks are opened up, the number of stationed companies cannot keep up with the speed of expansion industrial parks, in recent years. The competition in attracting property investment has incandesced. Therefore, in order to boost the land use and construct superior environment for investment, how to enhance the advantage of industrial parks will become the critical topics. Through case study, this research compares two adjacent developed industrial parks in respect of area, geographical location, infrastructure, charge, the land selling price of single unit and the value-added space. Besides, raising the company occupancy ratio, enhancing factory services and other operation actions will be offered for Vietnam D industrial zone. Finally, Vietnam D industrial zone will be analyzed through SWOT analysis.This research has applied SWOT analysis and offered operation actions to Vietnam D industrial zone which has already sold out 1,028,300 square meters to 40 companies, over 62% occupancy ratio, creating the sky-high price of 62USD per square meter of land, with extreme rise of 177%.It is believed that the operational patterns in the research can serve as reference for future development of industrial parks in Vietnam.
