物業管理早期介入建築物規劃設計階段的概念,對於建築物不論是在規劃設計、興建或銷售將產生正面的加分效果(黃世孟,2010)。然國內營建產業「重新建,輕維護」的觀念問題長期以來一直存在,導致設計單位缺乏以物業維護管理為前提的規劃設計認知,因此,如何有效轉化物業管理經驗及知識供設計單位參考,遂成為本研究主要研究動機。基於上述動機,本研究目的包括:(1)檢討國內營建產業現況問題;(2)建立公寓大廈維護管理品質要領檢核資訊;(3)比較各設計要領之可落實性與其重要性排序。透過文獻回顧、專家問卷調查訪談、案例分析、現況調查及統計分析等方法,得到以下兩點研究結論:(1)以住宅為主的公寓大廈建築類型為對象,提出「公寓大廈設計品質評估類別架構」與「物業管理六大觀點」,針對不同的空間部位,以物業管理觀點逆向思考的創新思維,具體提出建築設計要領,擬定「物業管理觀導入建築設計品質要領檢核表」,共計提出138項設計要領。(2)透過相關統計方法篩選出物業管理六大觀點及各設計要領之重要性排序,提出快速篩檢檢核表供設計單位診斷。概言之,本研究主要貢獻在於提出以物業管理觀點為主的設計要領檢核表,供設計單位自我診斷基本設計圖面之依據。 The concept of property management Involved in planning and design phase of building, it will have a positive effect whether in the planning and design phase, construction phase or sales phase. But there has been "pay attention to the new, construction, neglected to maintenance" problem in Taiwan's construction industry, lack of awareness of the architect for the maintenance and management, therefore, how to transform knowledge and experience in property managemen to architect, main motivation of this research. The purpose of this study: (1) Review the status of construction industry issues. (2) Establish quality check information for apartment building maintenance and management. Through literature review, expert interview questionnaire, cast study, Status surveys and statistical analysis, there are two conclusions: (1) Residential apartment building to building object-oriented, proposed "apartment building design quality assessment framework" and six view point of property management, essentials to make architectural design view point of property management for different space, prepared property management import essentials of building design quality checklist, total 138 design essentials. (2) Statistical filtering through six view point of property management and design essentials in importance prioritizing. The main contribution of this study is to propose to the property management view point based design essentials checklist, provides diagnostic basic design drawing for design unit. |
