摘要註:	本研究透過學術文獻探討及學者問卷調查與課程座談會等研究方法，針對國內、外物業管理相關學系及學程目前開授之必、選修課程進行分析研究，並針對國內物業管理相關學系教授進行問卷調查，參酌國際物業管理權威協會組織所訂定之物業管理專業職能，擬定我國物業管理學群之核心課程科目名稱及其課程綱要，藉此探討我國大專院校物業管理學群之課程規劃，完成我國物業管理學群核心課程之科目名稱及課程綱要之擬定及研究。本研究蒐集國外大學之澳洲南澳洲大學、美國喬治亞理工學院、新加坡理工大學、紐西蘭奧克蘭大學、英國瑞丁大學及史福大學之課程資料，以及國內大學之景文科技大學、清雲科技大學、開南大學、華夏技術學院、雲林科技大學、中國科技大學、立德大學、逢甲大學及高雄第一科技大學物業管理學系及學程現有之課程名稱及課程綱要進行彙整分析，完成物業管理核心課程問卷調查，參酌美國IFMA、英國BIFM及香港物業管理協會等國際物業管理組織訂定之物業管理專業職能，以確保課程綱要符合物業管理專業職能之需求。物業管理核心課程之科目名稱分別為物業管理專論、物業法規、物業設備管理、物業資產管理、物業服務管理、物業管理經營實務等六門課程。物業管理專論課程綱要建議為物業管理概論、物業管理的內容等十六項綱要，物業法規課程綱要為資產管理法規、建物與環境管理法規等二十項綱要，物業設備管理課程綱要為建築空間環境構成與特性形成原理、建築設施功能等十項綱要，物業資產管理課程綱要為資金成本、物業財務管理等二十三項綱要，物業服務管理課程綱要為商業物業支援服務、社區物業生活服務等十九項綱要。本研究成果可供國內各公私立大學物業管理相關科系開授必選修課程時擬定課程大綱之參考，亦可提供未來國家考試物業管理職系應考資格課程內容審查之標準，同時可應用於物業管理相關系所未來辦理系所評鑑之課程標準。 The main purpose of this research was to establish the guidelines of the core curriculum of property management in domestic universities. Moreover, this research intended to propose suggestions about the courses and outlines of property management in the collegiate professional course. In order to accomplish the purpose, the literature data investigation and analysis of scholars surveying were used in this study. The questionnaire was administered through literature review and expert in-depth interview. Total of sixty questionnaires were distributed to the professors of departments of property management and forty-four effective questionnaires were returned and analyzed. According to the results of questionnaire investigation, the optimal courses and outlines of domestic property management for university are concluded and recommended. To ensure the satisfactory of the practical demand for the core curriculum, the professional competencies for property management of IFMA and BIFM were also discussed and considered in the study. Based on the results of the study, the research came to the recommendations for education administration and future researchers to be the references of policies, teaching and further investigations.
