    摘要註: 隨著市場需求與競爭日趨提高,在營建產業鏈內上下游建商的擠壓下,建築業者不但規模成長不易、且發展日趨兩極化,影響服務品質,浪費人力資源。因此尋找一個較有效的決策因子,做為是否推出建案的依據,是營建產業亟待解決的問題之一。本研究論文以營建產業之K公司為個案對象,藉由SWOT分析、成本優勢面、及五力分析,進行詳細的產業與競爭策略分析,提供建築建商建案決策的參考。研究結果發現:(一)產業競爭方面,以規劃能力、成本優勢、市場區隔與顧客的選擇、及追求差異化與創新,是其關鍵成功因素。(二) 競爭策略方面,以市價分析、房屋銷售狀況、產品定位、市場區隔、及價格導向,為主要考量因素。(三) 成本因子方面,主要是土地和營建成本;(四) 五力分析方面,以產品差異化能力上、創新、售後服務、轉控成本、及不同地段不同的商品的規劃。 With the increasing supply chain extrusion and tight marketing competition, the construction industry is facing a difficulty of size growth, which results in the polarization development, low service quality, and wasting human resources. Therefore, to find an effective solution as the decision base of whether or not a construction project is proposed becomes one of the urgent issues that construction industry has to face. The research thesis conducts a case study for the company K that utilizes the SWOT analysis, cost advantage analysis, and five-force analysis to derive the critical factors for the operation strategy development. Research findings are as follows: (1) in the industry competition facet, planning ability, cost advantage, market segmentation, and customer selection are more likely the key factors. (2) in the competitive strategy facet, market price analysis, house sales condition, product position, market segmentation, price-oriented projects are more likely perceived. (3) in the cost facet, land cost and construction cost are major issues. (4) in five-force analysis, production differentiation ability, innovation, after-sales service, switch to control cost, and planning to different areas for different products.
