Summary:	近幾年來，房地場價格日益高漲，許多投機客也都藉此想要從房地產市場中藉由低買高賣來賺取從中獲利，讓不少中產階級想要買房卻買不起的狀況。因此政府想要改善這個情況，在2011年時通過奢侈稅的課徵，想藉由奢侈稅來打壓這些投機客，並讓房價回歸正常。本研究藉由訪問金門地區的營建業者，對於政府所實施的奢侈稅是否有影響到金門地區的房地產市場，我們也藉由SWOT以及五力分析來研究。最後，會建議之後的研究方向，以及探討整個奢侈稅的影響。 In recent years, real estate speculators try to take advantages from rising real estate market prices by buying low and selling high to earn profits. This results in that many middle-income class residents can't afford to buy a house. Therefore, the government wants to change this phenomenon in 2011 by imposing the luxury tax so that the luxury tax can suppress the speculators, and let real estate prices return to normal. This study interviews in depth six representatives of Kinmen construction industry to investigate the effects of implementation of government's luxury tax on real estate market in Kinmen. We also apply SWOT and five-force analysis to analyze this luxury tax policy and raise some suggestions and possible future research aspects.
