Summary:	由案例之國外歷史街區再生現況研究可知，歷史街區經常會因保護政策的影響而無法顧及居民現代的生活需求，出現在街區內難以達成人們追求最適化生活品質的難題。在本研究提出之確保歷史街區生活品質的5項決策目標及29種再生策略指標因子之中，經由AHP層級分析法分析之後，社會網絡是最受重視的再生決策目標，其次是居住環境。受訪者共同認為應優先考量的五種再生策略因子為：日常生活、安全、教育、不動產價值、鄰里意識。為讓歷史街區能確保生活品質並永續發展，基於上述之優先考量因素，本研究提出之再生策略擬定原則共有六項：1. 重視並擴大居民重視社會網絡的意識。2. 增加歷史街區的生活性公共建設，滿足居民的休閒遊憩需求。3. 以合理的新舊建築配置，因應社會與環境的轉變。4. 以交通服務系統改善歷史街區的生活品質問題。5. 掌握不同歷史街區居民對其生活品質確保或提升的需求，讓歷史街區可持續的自然發展其本身適用的再生機制。6. 以提供就業與發展經濟做為主要策略時，應同時重視產業特性，避免居住環境與產業空間需求的失衡。 According to the findings of examining the status quo made from the regeneration of foreign historic districts, such a historic district often failed to reflect on what residents need at present due to the influence of historic preservation laws, and showed the unexpected difficulties of not achieving the optimized living quality people have pursued for. Amidst five strategic objectives and twenty-nine criteria of regeneration strategic factors mentioned in this study to ensure the living quality in such a historic district, the result of AHP analysis revealed the most concerned strategic objective is social network, followed by the living environment. The interviewee of the questionnaire had a common agreement on the top 5 factors to take into account first: daily livelihood, security, education, real estate values and consciousness in the neighborhood.In order that historic districts can ensure the living quality and sustainability, on the basis of above regeneration strategic factors, six principles had provided in this study to draw up a regeneration policy for historic districts:1. Concentrate on and enhance the awareness that residents value the social network.2. Increase livable infrastructures within historical districts to satisfy resident’s recreational needs.3. Make use of rational allocation among new and old buildings to response to the change happened in the society and environment.4. Improve living quality issues encountered in historic districts via a good network of communication lines.5. Grasp needs of residents who live in different historic districts and anticipate a good living quality so that the historic districts can continue to develop a regeneration mechanism applicable to them naturally.6. Give emphasis to industry feature concurrently while provision of employment and development of economy are served as the primary strategy so as to avoid loss of balance between living environment and space needs of industries.Keywords：Historic District, Quality of Life, Revivable Strategy, AHP
